The populations is about 15,000 residents who live in about 5260 homes. Originally developed in 1917, it was named because it was just west of the what is now Rice University. Unlike Houston, the city of West U has zoning laws and rather strict building codes.

Prices of home range from high $300,000’s for a bungalow on a smaller lot (5000 square feet) to over $4,000,000 for a newer home on a larger (15,000 square foot) lot. There are some townhomes but mostly on the peramter of the city. They range in price from around $300,000 to $800,000. Mature landscaping, parks and recreational facilities, high-quality city services, proximity to the Med Center and museums, make West one of the most sought after areas of the Houston metropolitan area.
